Common problems in exterior facades include water infiltration, lack of proper details to accommodate volumetric changes of the façade materials and to accommodate differential movement between facade elements and the building structural system, improperly designed or built connections, deterioration of anchors and connections, material flaws and durability, and use of thinner than traditional wall systems. Safety issues during the assessment and repairs are briefly described. Methods and examples of repairs for brick masonry, granite, limestone and concrete facades are presented. Examples of retrofit of the precast concrete facade panel connections and recladding of building facades are shown.
